How much it is

$30,000 for eligible contracts signed on or after 20 November 2023 (or, for owner-builders, foundations laid on or after that date). It's $15,000 for earlier contracts. The home, including the land and any variations, must be valued under $750,000. Income doesn't affect eligibility.

What counts as a new home

Who is eligible

The residence rule

You must move in within 12 months of the transaction being completed and live there continuously for at least six months. For a purchase, that's when you take possession and the title is registered. For a build, it's when the home is ready to live in.

How and when it's paid

The fastest way to apply is through your lender, as an approved agent, as part of your loan. You can also apply directly to the Queensland Revenue Office once the transaction is complete. Payment timing depends on whether you're buying or building, so don't count on the grant for your deposit. You must apply within a year of the home being completed or your title being registered.

Combining it with other help

The grant can sit alongside the first home stamp duty concession, which means no transfer duty on a new home or vacant land, and the 5% Deposit Scheme. For a new build, that combination can save a lot. See construction loans.
