Before you start

Current as at 16 October 2026. Banks change the way they discharge mortgages, and the steps and forms they require, from time to time. It's always best to talk to your broker before you start, to make sure you complete the correct steps for your lender.

If you're refinancing through a broker, your broker and the new lender usually coordinate the discharge with your current lender, and they'll tell you when to send the form. If you're selling, your conveyancer or solicitor needs the discharge underway in time for settlement. For how discharges work in general, see discharging your mortgage, explained.

Questions people ask

Where do I get my bank's discharge authority form?

From your current lender. Some, like NAB, ING and ANZ, start the request online. Others, like the Westpac group brands, BOQ and Heritage, send you the form after a call.

How much notice does my bank need to discharge a mortgage?

It varies by lender, from around 10 business days to more than 20. Lodge the form as early as you can.

Do all borrowers have to sign the discharge form?

Usually, yes, and many lenders also need any guarantors to sign. Some lenders don't accept electronic signatures.

Can my broker request the discharge form for me?

Some lenders only accept requests from the borrowers named on the loan. Your broker can still tell you which form you need and when to send it.

This guide is general information only. Lender processes, forms, contact details and timeframes were checked against each lender's website and are current as at 16 October 2026. Banks change the way they discharge mortgages, and the processes required, from time to time, so it's always best to discuss this with your broker to make sure you complete the correct steps.
